Garage and accessory building plans ready for the permit
Detached garages, carports, workshops, barns, and pool houses are often simple until wind, snow, height, or a habitable use pushes them out of the prescriptive tables. AllPEStamp reviews those sets and seals them with a professional engineer licensed in the project state.

When a garage or shop needs engineering
A conventional one-story garage on a flat lot can sometimes stay inside the residential code tables. The stamp becomes the issue when the building is tall, the door opening is wide, the roof carries snow or a unit the tables do not cover, or the jurisdiction simply requires engineered design for accessory structures above a certain size.
A workshop or barn with a mezzanine, a carport with a long clear span, or a garage with living space above it is engineered design. Quote it as its own set when the city treats it as a separate permit from the house.
What the review covers
The engineer checks foundation type against the soils information you have, post and wall lines, the header over the vehicle door, roof framing, and the lateral system for wind or seismic. Prefabricated truss packages are reviewed against the reactions the building has to carry, not redrawn as if they were stick framed.
Upload the floor plan, elevations, any manufacturer truss or door drawings, and the address. Photos of the pad help when the building is replacing an older garage.
Seal and price
Structural sheets and matching calculations are sealed. Electrical for a new subpanel is a separate discipline when the permit includes it. Architectural sheets that only show finishes are not sealed to fill a title block.
Sheet-count pricing runs from $100 per sheet down to $25 per sheet. A simple detached garage is a short set and can often be turned in about one business day. Final pricing is confirmed after plan review.
Disciplines on this project
These are the seals this kind of permit usually asks for. The quote lists only the sheets you upload.
FAQ
- Does a detached garage need a PE stamp?
- It does when the size, height, openings, or design loads fall outside the prescriptive residential code, or when the building department requires engineered drawings for accessory structures. Tell us the city and the size and we will say which case you are in.
- Can you stamp a garage kit or pole building?
- We can review the site-specific foundation and anchorage that the kit does not already seal, and seal the sheets we take responsible charge of. A kit that already carries a current seal for your design loads does not need a second stamp on those sheets.
- What about a garage with an apartment above it?
- That is an addition or an ADU on top of a garage, not a simple accessory building. The floor, stairs, and lateral system are reviewed as habitable construction. Start with the ADU or home-addition page if the upper level is a dwelling.
- How much does a garage stamp cost?
- The live quote is priced by sheet count, from $100 per sheet down to $25 per sheet. Most detached garages are small sets. A shop with a mezzanine or living space above costs more because the review is longer.
