Home addition plans checked against the house that is already there
An addition is permitted as new work, and the new work has to land on the existing house. AllPEStamp reviews room additions, second stories, and bump-outs, then seals the structural set with a professional engineer licensed in the project state.
- Room additions, second stories, and bump-outs
- Roof, floor, and foundation tie-in to the existing house
- Shear walls and new openings checked together
- Engineer licensed in the project state

What plan check asks for on an addition
The building department wants to see how the new roof and floor connect to the existing framing, whether the existing foundation can take the added load, and whether a new opening removed a shear wall. A single-room bump-out can be a short set. A second story is a new load on walls and footings that were not designed for it.
Purchased addition plans often print national wind, snow, and seismic numbers. Those have to match the project address before anyone seals them. When they do not, the affected members are resized first.
What to upload with an addition
Send the proposed floor plan, elevations, any beam or foundation sheets, and photos of the existing wall, roof, and foundation where the addition ties in. A previous survey or the original house plans help, but they are not required to start a quote.
If plan check already sent the set back, include the comment letter. The review starts at the comments instead of re-reading the whole house.
Which sheets get sealed
The structural sheets and the calculations that match them are what the engineer seals: foundation, framing, beams, and the lateral system for the new work. Architectural sheets with no engineering are not sealed just to fill a title block.
Pricing follows sheet count, from $100 per sheet down to $25 per sheet. Smaller additions can be done in about one business day. The quote shows the estimate before you submit, and final pricing is confirmed after plan review.
Disciplines on this project
These are the seals this kind of permit usually asks for. The quote lists only the sheets you upload.
FAQ
- Does a small room addition need a PE stamp?
- It does when the addition is outside the prescriptive residential code: a long span, a new opening in a braced wall, a second story, or a foundation the tables do not cover. Many cities require it even when the original house did not.
- Can you stamp addition plans drawn by my designer?
- Yes. A licensed engineer can review drawings prepared by a designer or architect and seal them after taking responsible charge. The review includes a check that the design loads match the address.
- Do you need the original house plans?
- They help. Photos of the existing framing and foundation are enough to start when the original drawings are gone. The engineer will say if a missing detail has to be opened up before the set can be sealed.
- How much does an addition stamp cost?
- The live quote is priced by sheet count, from $100 per sheet down to $25 per sheet. A one-room addition is usually a short set. A second story costs more because it has more sheets and a longer review.
