Tenant improvement sheets sealed for the building department
A tenant improvement looks like a finish plan until a wall comes out, a stair is cut, or a new rooftop unit hangs from the joists. AllPEStamp reviews office, retail, and restaurant build-outs and seals the engineering with a professional engineer licensed in the project state.
- Office, retail, restaurant, and medical build-outs
- Structural openings separated from the finish plan
- Mechanical, electrical, and plumbing under one quote
- Engineer licensed where the permit is filed

What in a TI actually needs a PE
An architect’s seal on the architectural sheets does not replace an engineer’s seal on the engineering sheets. Demising plans, new restrooms, a commercial kitchen, and a change in the mechanical system are the sets that get comments. Removing a wall, cutting a floor, or hanging equipment from existing structure is structural even when the rest of the set is a finish plan.
If the space is also changing occupancy, use the change-of-use scope as well. A retail-to-restaurant TI fails plan check when it is drawn as paint and millwork.
Several licenses, one quote
Structural, mechanical, electrical, plumbing, and fire protection can each require a PE in that discipline. We split the set across the licenses the state board requires and keep it under one quote, so you are not hiring a separate firm per trade.
Upload the landlord’s base building drawings if you have them, the proposed TI set, and any plan-check comments. Equipment cut sheets for kitchens and rooftop units belong in the same upload as the plans.
Seal and price
Each engineer seals the sheets they review. Pages are counted once for the quote. Stamping runs from $100 per sheet down to $25 per sheet as the set gets larger, which is why a full restaurant TI prices differently than a demising plan with one beam.
Smaller TI sets can be done in about one business day. Larger packages take longer, and the quote shows the estimate. Rush adds 40 percent and emergency adds 80 percent. Final pricing is confirmed after plan review.
Disciplines on this project
These are the seals this kind of permit usually asks for. The quote lists only the sheets you upload.
FAQ
- Does a tenant improvement need a PE stamp?
- The architectural sheets may only need the architect. Structural changes and MEP work need a PE when the building department requires engineered design, which is the usual case for commercial interiors.
- Can you stamp plans our architect already drew?
- Yes. The engineer reviews those sheets and seals the engineering scope after taking responsible charge. Gaps such as a missing load path or an undersized unit are revised before the seal goes on.
- Do you stamp the architectural floor plan?
- Only when that sheet contains engineering the PE is sealing. Finish plans stay with the architect. The quote lists which disciplines are included.
- How much does a TI stamp cost?
- The live quote is priced by sheet count, from $100 per sheet down to $25 per sheet. A small office demising plan is a short set. A restaurant with a hood, a grease waste line, and a new rooftop unit has more sheets.
