Apartment, mixed-use, and warehouse sets sealed under the building code
Apartments, mixed-use buildings, warehouses, and industrial shells are designed under the building code, not the residential code. AllPEStamp reviews those sets and seals each discipline with a professional engineer licensed in the project state.
- Apartments, mixed-use, warehouses, and industrial buildings
- Structural, MEP, and fire protection under one quote
- Lateral systems and foundations included
- Volume sheet pricing as the set gets larger

What these buildings need that a house does not
A multifamily building needs a lateral system, a foundation designed for the building, rated assemblies coordinated with the structure, and MEP sized for the units. A warehouse adds slab and frame design, often a metal building, and a sprinkler scope that follows the stored commodity. Mixed-use stacks a residential occupancy on a commercial one, and the structural load path has to work for both.
Some states and some building types require a structural engineer license rather than a standard PE, including essential facilities and certain taller buildings. Tell us the occupancy and the height at intake and the job is routed to the license the state board requires.
How to send a large set
Upload the sheet index and the disciplines you want sealed. A full permit set can be split across structural, mechanical, electrical, plumbing, and fire protection without splitting the quote. Metal-building reactions, sprinkler calcs, and energy models belong in the same upload as the drawings they support.
If another firm is the architect or the engineer of record for part of the building, say which sheets are already sealed. We do not put a second seal on work someone else is signing.
Seal and price
Sheet-count pricing steps down as the set grows: $100 per sheet through 10 sheets, $80 through 20, $50 through 50, $30 through 100, and $25 after that. The lower rate applies to every sheet in the set. That is the pricing model a warehouse or a multifamily building is built for.
Turnaround follows the size. The quote shows it before you submit. Rush adds 40 percent and emergency adds 80 percent. Final pricing is confirmed after plan review.
Disciplines on this project
These are the seals this kind of permit usually asks for. The quote lists only the sheets you upload.
FAQ
- Can you stamp a whole apartment building?
- Yes, for the engineering disciplines in the scope. Structural, MEP, and fire protection can each be sealed by the required license and kept on one quote. Architectural sheets stay with the architect unless they contain engineering we are sealing.
- Do you stamp metal building reactions?
- We review and seal the foundation and the anchorage that the metal-building reactions land on, when that is the open scope. The metal building manufacturer’s own sealed erection drawings stay theirs.
- What if the project needs an SE instead of a PE?
- The set is routed to a structural engineer license when the state or the building type requires it. Intake asks for height, occupancy, and state so that match happens before review starts.
- How much does a warehouse or multifamily stamp cost?
- The live quote uses the volume sheet rate, down to $25 per sheet on sets over 100 pages. Enter the page count on the quote page for the estimate. Final pricing is confirmed after plan review.
